Insulation Statements are now compulsory with all new tenancy agreements.

From 1 July 2019, ceiling and underfloor insulation will be compulsory in all rental homes where it is reasonably practicable to install. It must comply with the regulations and be safely installed.

A landlord who fails to comply with the regulations will be committing an unlawful act and may be liable for a penalty of up to $4,000.

Did you know that 30-35% of your hard-earned heating cost is estimated to pass through your home's ceiling and be lost into the roof cavity? Well-Insulated ceiling spaces are the easiest and most cost-effective way to keep those high heating bills down.

If you have a timber sub-floor dwelling up to 12-14% heat loss can be through your floor coverings and flooring and be lost for good. A well-insulated subfloor together with a ground barrier installed can prevent rising moisture from penetrating into the flooring making the home cold and damp.

If you have an older home built before 1970’s, there is a high chance the home will not be fitted with any wall insulation. This will allow about 18-25% heat loss through the wall. We would recommend fitting wall insulation when the home is next renovated. Retrofitting wall insulation in some types of homes can be complicated and poses a weathertight risk to the exterior cladding.

Any un-insulated home can cause cold, damp and mouldy conditions risking the health of your kids and family. The high costs of heating throughout the winter months will also hurt your back pocket.

Insulation statements

Insulation statements must be included in all new tenancy agreements. Landlords must disclose whether there is insulation in the rental home, where it is, what type and what condition it is in, so tenants can make an informed decision if they want to rent the property or not.

A landlord who does not make a complete insulation statement or includes anything they know to be false or misleading is committing an unlawful act and may be liable for a penalty of up to $500.

Landlords of income-related tenancies are already legally required to provide ceiling and underfloor insulation that meets minimum standards unless they meet an exception.

Remember, a well- insulated rental should keep the cold, damp and mould away keeping the tenants healthy and stopping any moisture damaged to your investment.
